Debrecen Asset Management has successfully closed the tender procedure for the lease of Hotel Lycium**** Debrecen.

The news was announced at a press conference on February 13, 2025, by the Mayor of Debrecen, László Papp, CEO of Debrecen Asset Management Ltd. Virág Marossy, Vice President of Development of Accor Eastern Europe Frank Reul, and Deputy CEO of Szinorg Universal PLC Sándor Szabó.

The Debrecen Asset Management (abbreviated as DV Zrt. in Hungarian) announced its call for tenders on the 28th of October, 2024, for the lease of Hotel Lycium**** Debrecen for 10+5 years. In addition to the lease structure, applicants had to undertake a renovation obligation worth at least HUF 1 billion and the involvement of an international brand in the operation. The deadline for submitting applications was the 20th of December, 2024.

After evaluating the three applications received, the board of directors of DV Zrt. made its final decision on the winning bidder on the 6th of January 2025. The lease agreement was signed on the 31st of January 2025, while the official handover took place on the 3rd of February 2025 between DV Zrt. and the winning bidder, Szinerty Ltd.

Szinerty Ltd. is a member of the Szinorg group of companies and a 100 percent owned subsidiary of Szinorg Universal PLC.

The new tenant will operate the four-star hotel under the auspices of an international brand, with the involvement of one of the world’s leading hotel chains, the Accor Group, providing international-quality services primarily for business guests in Debrecen under the Accor Handwritten Collection brand.

The Handwritten Collection is one of Accor’s midscale brands, along with Novotel, Mercure, and Tribe. Its technical and operational standards meet the HSU four-star hotel requirements. All Accor midscale brand hotels operating in Hungary have an HSU 4 or 4*superior rating.

The joint operation of the Mercure Debrecen Hotel on Bajcsy-Zsilinszky Street, also belonging to the Accor Group, which was built in 2022 as an investment by the member company of the Szinorg Group, Bajcsy Invest Ltd., and the Hotel Lycium**** Debrecen within the Accor Group will represent significant potential.

Szinerty Ltd. has undertaken to complete the renovation of the property worth at least HUF 1 billion within 20 months of taking over the hotel, with the technical content described in its tender, thus ensuring the development of a modern, up-to-date operating model. The tenant renovation to renew the interior of the hotel will be accompanied by a parallel energy investment, implemented by Debrecen Heating Services Ltd., a member company of DV Zrt., which will ensure the cost and energy efficient cooling and heating supply not only of the hotel but also of the Kölcsey Centre and MODEM.

The hotel’s former operator, Aquaticum Debrecen Ltd., donated the hotel’s former furniture to the headquarters of Debrecen Municipal Social Services, the Refomix homeless care institutions, and the Baptist Charity Service. Hence, the removal of this furniture and the evacuation of the building began last week.

The property’s development contributes to increasing Debrecen’s business and conference tourism attractiveness, thereby significantly improving Debrecen’s position in the international competition for conferences and developing the local hospitality sector.
