New Residential Development Coming Soon to Downtown Debrecen’s Miklós Street
New apartments will soon rise in downtown Debrecen on Miklós Street, filling the currently vacant area near the Apolló Cinema and the small ring road.
Renowned local entrepreneur József Boros confirmed to dehir.hu that he had received the construction permit. He had already acquired the 3,200-square-meter site earlier. While the initial plans envisioned a building with 81 apartments, environmental and urban design considerations led to the approval of a revised project: a residential complex with 57 apartments and six commercial units.
“It will be a well-landscaped area with plenty of green space—a livable, beautiful environment,” Boros said.
As references, he points to the Arany Kakas Commercial Centre and the Lion Office Centre, both built on the site of a former tobacco factory and known for their sophisticated, high-quality design.
He describes the development as a true green oasis in the heart of Debrecen, conveniently located near everything and just a two-minute walk from the tram stop and the city centre. Most of the apartments will range from 35 to 55 square meters, with a select number of penthouses featuring spacious terraces.
Boros has always sought out new paths and believed in seeing potential where others might not. That mindset is once again affirmed by recent news—the government has just announced a new preferential mortgage option with a 3% interest rate for first-time homebuyers.
“I’m also focused on young people who, at this stage of life, tend to seek compact, easily accessible new homes. These will be ‘modern, well-equipped residences with underground parking,” he said.
The architectural plans, praised for their quality, were developed by József Buzay and his design team. According “to Boros, the project took over a year to finalize to ensure seamless integration into the urban landscape. Multiple design versions were explored, and the team delivered extensive work.
Construction is scheduled to begin in August, and with optimism in his voice, Boros expressed hopes that new homeowners will be living in their Miklós Street apartments by next Christmas.
