On the site where an abandoned Soviet barracks stood for decades the Bayer Group has launched the largest condominium development in Debrecen in recent years, the construction of Epres Liget by Bayer has begun.

Sales director of Bayer Property, Ákos Balla told Dehir.hu that the area of the residential complex was divided into six larger land units, on which six condominiums will be built, some of which will be divided into smaller buildings, meaning not huge blocks of flats, but smaller residential units will be built, in the total project 549 apartments, including one-bedroom apartments, medium-sized apartments and larger apartments of 110 square metres.

The Bayer Group is involved in large-scale real estate developments of several hundred apartments, with eight projects in Budapest and two on Lake Balaton.

“Debrecen is the first large city in the countryside where we believe the market is large enough and receptive enough for a large real estate developer. Debrecen has a large population, many young people and we believe that the job-creating investments of recent years will attract young and middle-aged people who will be looking to buy or rent property,” Ákos Balla added.

The Sales Director added that the name of Epres Liget by Bayer also implies that they strived not to create a concrete jungle, but to create green areas between the buildings in line with the garden city character, which also provides opportunities for recreation and is also beautiful to look at.

Sales started a month and a half ago, and as is usual with similar projects, investors were interested in the first period, and they have reserved 15 percent of the apartments so far. Those who buy apartments for their own use usually appear on the buyer’s page when the structure and cubature of the building are already visible, and lastly, families apply for the largest apartments.

The parking spaces provided for residents within the residential park can be purchased, but this is not mandatory. It is estimated that there will be those who do not require a parking space, so the remaining ones can be purchased as a second one by those who may have two cars in their family. Electric charging stations will also be installed at some of the parking lots.

The energy classification of the buildings has been designed according to standards corresponding to the A+ category, so the loan options are more favourable, the overhead will be lower, and the protection of the environment will also be enforced.

All the properties will be developed at the same time, and according to their plans, they will be completed in the first half of 2026.

As Dehir reported earlier,  a road development project also started near the residential park under construction, as part of the municipality’s investment; a new road will connect Mandolás to Gázvezet Street, where a roundabout will also be created.

In Debrecen, in addition to Epres Liget by Bayer, several large-scale residential park developments are under preparation, which could alleviate housing problems. 17 apartment buildings will be built in the Acsádi Road residential park, in which a total of 1,025 apartments are planned. Orient Park will “grow out of the ground” on Faraktár Street, in the area next to the Lidl supermarket, in which, in addition to commercial functions, three residential blocks will be built, one of which will be nine-storey, the other two four-storey, and a total of 140 apartments will be developed. In addition, according to the statement of the designer BORD Architects Studio, Pércsi 37 Real Estate Distributors Ltd. would implement a larger residential park on the edge of the eastern part of Debrecen, in a newly designated development area in a rust zone that is undergoing transformation.
