SZINPARK’s First Logistics Facility Receives International Sustainability Certification

Located in Debrecen’s North-West Economic Zone, the first logistics centre of SZINPARK has officially been awarded the BREEAM Excellent sustainability certification. Constructed in the immediate vicinity of the BMW Group’s Debrecen plant, the approximately 24,000-square-metre facility is an industrial and logistics investment developed and operated by the SZINORG Group. The building received its occupancy permit on 9 June 2026.

The aim of the development was to create a modern, flexible and sustainably operated supplier infrastructure capable of supporting the world-class manufacturing environment emerging in the region. “As a responsible investor, we strive to ensure that our developments not only meet current market and technical expectations, but also create value in the long term. The BREEAM Excellent certification demonstrates that a large-scale industrial facility can simultaneously achieve high technical standards, efficient operation and sustainability. Following Mercure Debrecen Hotel, SZINPARK is now the SZINORG Group’s second building to receive a BREEAM Excellent rating, providing important confirmation of our sustainability ambitions,” said Sándor Szabó, Chief Executive Officer of SZINORG Universal.

BREEAM Excellent: The Result of Sustainable Design and Delivery
BREEAM is an internationally recognised building certification system that assesses the sustainability performance of properties against a comprehensive set of criteria. The evaluation covers, among other factors, energy and water consumption, occupant wellbeing, construction materials, the environmental impact of the building process, and the protection of the natural environment and biodiversity. The Excellent rating confirms that sustainability requirements played a defining role throughout both the design and construction phases and are fully aligned with the SZINORG Group’s long-term sustainability objectives.

Sustainable Solutions in Practice
The hall’s energy-efficient operation is supported by a heat pump heating and cooling system, LED lighting and a building management system that monitors energy and water consumption. The roof has been prepared for the future installation of solar panels, while electric vehicle charging points have been installed in the car park. Water efficiency is enhanced through intelligent leak detection, water-saving fixtures and the use of rainwater for irrigation purposes. During the design phase, particular attention was also paid to occupant comfort, natural daylight and acoustic performance. Biodiversity is supported through the use of native and drought-resistant plants, as well as bird boxes, a hedgehog shelter, bird baths and an insect hotel. During construction, special emphasis was placed on the separate handling of construction waste and on ensuring the environmental performance and certified provenance of the materials used.

Coordinated Professional Collaboration
Project design and professional support for the BREEAM certification process were provided by Óbuda Group. Developer representation, project coordination and the full delivery of the investment were managed by Szin-Real Kft., a member of the SZINORG Group. Construction was carried out by HUNÉP Zrt., the group’s leading construction company. This marked the company’s first BREEAM-certified project, in which it played a key role not only in technical delivery but also in meeting and documenting the sustainability requirements. The BREEAM Excellent certification is the result of the coordinated efforts of all professionals and partners involved in the project and represents another important milestone in the SZINORG Group’s sustainable, long-term value-creating property development activities.
