One of the most beautiful apartment buildings in Debrecen is being built near the university

Close to the university, at 52 Komlóssy Street (directly next to the condominium under construction by the Szinorg group), MANOR 12 Residencies “will grow out of the ground”, which, as they say on their website, will include an exclusive residential community with a total of 12 luxury, even multi-generational residences.
“During the design and construction, special attention is paid to the use of the latest technologies and the highest quality materials,“ the managing director and owner of iProperty AG’s Hungarian subsidiary, Nógrádi Property Ltd., István Papp told Dehir when contacted.
The investor will keep half of the twelve apartments of MANOR 12 Residencies for rental purposes, while the other six already have buyers. The average floor area of the residences will be 160 square metres, which will include a 22-27 square metre terrace, and the price, including parking and a possible luxury surcharge, was HUF 300 million.
István Papp added, their company carries out its developments in the luxury category, they specialise in this, and they see that there is a demand for this in Debrecen as well. As he said, their buyers also purchased the penthouse apartments of MANOR 12 Residencies primarily for investment purposes.
Similar to the neighbouring condominium, which is being built by Szinorg Investment and Construction, the plans for MANOR 12 Residencies were also prepared by Péter Bordás’ company, BORD Építész Studio. (The plans for the Nagyerdei Stadium, Bem Park, the Dóczy Residential Park, the Innovation Centre, Aquaticum Debrecen Strand, Forest Centre, Debrecen International School, Mercure Hotel, among others, are linked to their name.)
Péter Bordás told Dehir that the location of a future building always inspires them, as they will add something to it. Here, two streets meet, which is always a distinguished point.
In this case, it is a busy and a quiet street, and their goal was to connect these two areas, two worlds, not with a break, but with an arched movement.
“People are characterised by the duality of wanting to be part of the vibrant city life and community, but at the same time looking for a sense of homeliness that provides protection in a secluded part of the café terrace. To be present at the same time in a vibrant, energetic part of a city avenue and to feel at home. This was the goal when we created the concept of the building. We created floating plates interwoven with the green patches of nature that provide protection, which are divided by the free-floating units of the apartments. The transparent surface of the apartments forms a spatial curtain with the plant islands created in front of them, thus creating harmony between the city and the home,” he explained.
Several high-quality condominiums have been built near the main building of the University of Debrecen in recent years, such as the University Residence, the Premium Residence and the University Tower.
According to István Papp, among these projects, MANOR 12 is seeking a place as an aesthetic milestone: a development that is unique not only in architectural quality but also in its vision. “The project builds on the harmonious relationship between the natural and artificial environment and offers impressive architectural solutions in a unique location – as a new, timeless quality of urban life,” he added.
